§ 17.04.030. Effect of title.

A.

The use of premises and all buildings in the city shall be in accordance with the minimum standards established in this title.

B.

Every building shall be on a lot. Except as provided in Section 17.24.020(F) and (H) and Chapter 17.36, and there cannot be more than one building to a lot.

C.

Yards, parking space, or lot area required for one building cannot be used for another building; nor can the size of a lot be reduced below the requirements of this title.

D.

On all existing rights-of-way of railroad companies, regardless of the zoning district in which such right-of-way is located; railroad trackage and accessories to railroad movement may be constructed or maintained.

E.

Utility distribution facilities and appurtenances including electric, gas, telephone and television may be permitted in any district, except that power generation, offices and storage facilities and towers may not be located in residential districts.
